Plymouth County & Plymouth Town’s Housing Market Update Report of July 2018.

Hi, my name is Jay Patel from JayPatelRealEstate.com and I am coming to you from my home office in Plymouth, Massachusetts.
“How is the housing market doing?”, “Is this the right time to buy a house or is this the right time to sell a house?” Let me give you a first housing market update for month of July 2018, then I will compare to last year July 2017. I will also answer your questions, so please watch until the end.

In the month of July 2018, 988 homes were listed for sale and we had sold 806 homes. Average sale prices were $432k and average days on the market before going under contract was only 31 days. Right now we have 1,996 homes for sale and that is a 2 months’ worth of inventory. If we compare to last year July 2017, we had listed 65 more homes for sale. An average day on the market has gone down by 7 days and average sales prices are up only 1%. This report is for only Plymouth County and up to 4 family homes.

Now let’s take a look at Plymouth town. In the month of July 2018 we had listed 139 homes for sale and had sold 127 homes. Average sales price was $409K and average days on the market before going under contract was 33 days. Right now we have 350 homes for sale in Plymouth, which is a 2.5 months’ worth of supply. If we compare this to last year July 2017, we had listed 22 less homes but we had sold only 2 more homes. The average days on the market have gone down by 15 day and average sales price is up 12%. This report is for Plymouth town only and is up to 4 family homes, as well.

What does this report show us? This is still a sellers’ market and there are still lots of demand for homes. Right now is a great time to sell if you are looking to get top dollar. For buyers, there are fewer homes available to sell, however interest rates are still low so you are able to get more houses for your money. Interest rates are rising which means that you will not qualify for the amount that you qualify for today. If you are thinking to buy, this is the right time to act.
